Rental Manager Database Module: Property data is transmitted from your PMS software to the Rental Manager Database via the internet using an API. It is here that we are able to allow guests to perform searches base on your unique business rules, and to customize the layout of your property search results page and property detail pages. Below are the fields in our standard Rental Manager Database:

• Property Information: Unit ID, Name, Image Name, Occupancy, Bedrooms, Full Baths, Half Baths, Bed Descriptions, Property Description.
• Amenities: Fireplace, Jacuzzi, Microwave, Washer and Dryer, Preferred Non-Smoking, Pool, Pets Allowed, etc. There is also a text field to list additional amenities, but these would not be searchable on the Advanced Search page.
• Rate Chart: Seasons (Holiday, Prime, Shoulder, Off Season, etc.) with nightly, weekly, and monthly fields to enter dollar amounts. 
• Tours:  Fields are listed for Show Virtual Tours. You simply past the URL that your Virtual Tour provider gives to you and it pulls up the tour in a pop up window.
• Videos: A field is provided that will allow you to copy and past your link to a third party hosted video of the property. YouTube.com is a great place to host videos
• Images: The system will pull your images from your PMS account and feed them to the website. If you do not have images in your PMS software, you will need to manually upload them via the image genie. Images are presented using the “mouse-over” presentation. It’s important to note that images sizes should be uploaded in a standard size format, such as 400x400 pixels for the best presentation on the web.
• Advanced Search, Quick Search, Property Detail, Property Calendar, and Online Booking Pages: We provide an “Advanced Search” page based on the criteria that you wish to allow your guests to search upon. Our Search Results and individual Property Detail pages are standard with the search results presented in a randomized order so that all owners get an opportunity to be listed first on the search results page. Please see www.resortrealty.com for an example of how your search results and property detail page will be organized. (This site includes extra features that are not standard as well, like Google Mapping.). The search page will also offer an “Alphabetical and Numerical search function.
• Restrictions Manager: The Restrictions Manager is the tool that will allow you to place booking restrictions on your properties based on your seasons. For instance, you can create “global” restrictions, such as a 7 day minimum from April 1st to August 31st, and a 3 day minimum from September 1st to March 31st and this will apply to all properties. You can then set restrictions at the property level, for instance: “Unit 1177 has a 2 day minimum from November 1 to November 31st” which will override the global restriction. You will also set check-in and check-out dates, and blackout periods with this tool as well. (This tool is required because of the dynamic nature of the calendaring systems that the website uses which are not able to read restrictions from the PMS system. Restrictions are quickly and easily managed through your TAC.)
• Image Genie:  Images are either delivered from your PMS system to your Rental Manager Module automatically, or they can be manually uploaded using our Image Genie. The images are automatically compressed and thumbnails created for each property and immediately presented on property detail pages using our exclusive Image Genie™ technology. Images will be presented in a convenient “Mouse Over” presentation to reduce clicks and time for the user.

Rental Manager -  (No Integration with PMS)
Users will browse the site properties using the Rental Manager data, but links from property pages will lead an online form where user will request a reservation. Your in-house staff will contact the prospective guest and confirm the reservation and process the credit card at that point, or fax out an invoice (from your accounting software) to be mailed in with the lease agreement and a deposit. In the Admin area, you can sort your properties by Unit ID, Name, and Property Type.  You can add, edit, or delete properties quickly and easily. Standard fields include:

• Property Information: Unit ID, Name, Image Name, Occupancy, Bedrooms, Full Baths, Half Baths, Bed Descriptions (queens, fulls, etc), Property Description.
• Amenities: Fireplace, Jacuzzi, Microwave, Washer and Dryer, Preferred Non-Smoking, Pool, Pets Allowed, etc. There is also a text field to list additional amenities, but these would not be searchable on the Advanced Search page.

Our Search Results and individual Property Detail pages are standard with the search results presented in a randomized order so that all owners get an opportunity to be listed first on the search results page. Guests can either call the prominent 800 number on the page, or they can fill in an online reservation request form.
• Image Genie:  Images are either delivered from your PMS system to your Rental Manager Module automatically, or they can be manually uploaded using our Image Genie. The images are automatically compressed and thumbnails created for each property and immediately presented on property detail pages using our exclusive Image Genie™ technology.
